Today FORE Partnership has revealed its vision to redevelop 24 Mount Street.
Working with architects TP Bennett, FORE is set to create high quality, sustainable offices geared towards offering future occupiers flexibility, forward thinking work spaces and a collaborative environment.
Plans include Grade A offices, a mix of retail and food outlets on the ground floor, a roof terrace and improvements to the public realm.
The highly sustainable design is based on BREEAM level “Excellent”, with a view to potentially achieving “Outstanding” – only one other building in the city centre has the top sustainability rating.
Located in the heart of Manchester’s Civic Quarter, FORE’s vision is for a mixed-use business community which is sensitive to its surroundings.
Basil Demeroutis, Managing Partner of FORE, said: “The proposal represents a fantastic opportunity to redevelop and regenerate an out-moded and underutilised 1970s office building.
“For the last seven years 24 Mount Street has sat empty, neither playing its part in the economic life of the city nor contributing successfully to the local environment.
“Our plans are different to the scheme that was previously approved for this site. However, we are confident that FORE’s proposal offers a financially viable alternative, that is fully funded and in keeping with the buildings in the immediate vicinity.
“Redeveloping the existing building will also bring highly sought after Grade A office space to the market so much quicker.”
The proposed building, which is approximately 80,000 sq ft, will provide a new backdrop to the city’s conferencing facilities at Manchester Central. It is the next piece of the Civic Quarter jigsaw – which combines a prime location, excellent transport links and connectivity, outstanding buildings and public spaces.
Mr Demeroutis added: “Through the quality of design and use of the building, the proposed development will stimulate and re-activate this area. It will contribute positively to the street-scene, linking public spaces and pedestrian routes in the surrounding area.
“FORE’s philosophy of responsible real estate will be intrinsic to the ethos of the building. We want to make a sustainable investment that capitalises on the surrounding assets and open spaces.”
Instead of allowing the building to stand empty while plans are finalised, FORE is working with innovative social enterprise 3Space to offer collaborative workspace to local artists, charities and community groups.
The temporary use of 24 Mount Street strengthens links with the creative community and the city, enhancing the vibrancy and energy of this key area in the city centre.
An information event is being held today (Thursday 2 June) for the public to view the plans and find out more about the proposal.
The planning application is set to be submitted later this month.
